The very nature of eviction is rarely a pleasant one. Unfortunately it is an essential and unavoidable sector of the industry. We carry out our operations professionally and effectively, while maintaining an understanding attitude. Our eviction process fully complies with UK legislation while not infringing on tenants rights.
Assured Shorthold tenants are covered under the Housing Act of 1988 and the Protection of Eviction Act, 1977. Due to these laws, never has it been more important to protect yourself legally and follow the due legal process in regaining possession of your property. This is where we have you covered, as our process fully complies with these laws and will give you peace of mind that you are protected. All our claims are issued by a solicitor.
Furthermore, as we have operated in this industry for a number of years, we fully understand that some cases may sensitive and we are able to support you in every way. No matter how stressful your tenants may be, you can rest assure that Emerald Eviction Solutions will solve your situation in the quickest, professional and most effective manor possible.
Our 3 step process is as follows.
Step One
Serving Notice
Step one involves serving a Section 8 or Section 21 notice to your tenant. This can serve to formally request your tenant to pay rent, or vacate the property.
Step Two
Court Proceedings
Step two involves Emerald Eviction Solutions formally arranging and beginning court proceedings which allows us to obtain a possession and/or a money judgement.
Step Three
Removal and Recovery
If your tenant fails to vacate on the possession date we will assist in the removal of them by using High Court Enforcement Officers* & Certificated Enforcement Agents (Bailiffs).**
* High Court Enforcement Officers will give you quicker possession and the ability to recover arrears and monies owed.
** All our bailiffs are regulated by the The Civil Enforcement Association www.civea.co.uk and High Court Enforcement Officers Association (HCEOA) https://www.hceoa.org.uk
